Seal Coat Program Begins May 18

The City of Tracy will begin its annual Spring–Summer Seal Coat Program on May 18, 2026, marking the start of an eight‑phase effort to preserve and extend the life of neighborhood streets throughout the community. The project is part of the City’s FY 2025–2026 Pavement Preservation Program and includes scheduled work through the beginning of October 2026.

Seal coating is a critical maintenance practice that helps protect roadways from weather damage, prevents small cracks from worsening, and prolongs pavement life—delaying the need for full asphalt replacement, which is significantly more costly and disruptive.

Road Closures and Resident Instructions
Work is weather permitting. On scheduled days, streets will be closed approximately 7:00 a.m. to 5:00 p.m. Residents are asked to remove all vehicles, garbage bins, and basketball hoops from the street before work begins. Vehicles will not be allowed on treated roads during working hours, including cars parked in driveways that require street access.

The City asks all residents to follow the same safety and access procedures used in past seal coat years. Questions may be directed to the Public Works Department.

Why Seal Coat Instead of Repaving?

Seal coating is a preventative maintenance treatment designed to protect roads before they deteriorate.
Seal coat is used when:

  • The pavement is still in good structural condition

  • Early cracks or surface wear are present

  • The goal is to extend pavement life at a low cost

Repaving (overlaying) is used when:

  • The pavement has significant cracking or deformation

  • There are structural failures

  • Large-scale repairs are required

Seal coating costs a fraction of full paving and can extend pavement life by up to 7 years, helping the City reinvest savings into other roadway needs.
