The Plan Review staff are examiners who conduct reviews of
proposed construction projects, building improvements, remodels, and additions to existing structures. Our goal is to ensure that fire and life safety is provided and maintained in any proposed construction project where plans are required. The basis of such review is according to the current California Building Codes.
The scope of work requiring review includes and not limited to the following:
- Automatic Fire Sprinkler Systems (Residential 1 and 2 Family Dwellings Only)
- Fire-Resistant Construction
- The Use and/or Storage of Hazardous Materials
- Occupancy Changes
- Structural Elements/Systems
- Electrical, Mechanical, & Plumbing Elements
- Green Building Elements
- Energy Conservation Elements
- New Buildings or Structures
- Major Tenant Improvements
- Signs
- Residential Additions
- Pools
- Patio Covers
The City uses outside consultants/firms to assist with plan review projects when a project exceeds the technical expertise of City staff, when workload exceeds staff levels, or when special requests cannot be accommodated by City staff.
For submittal process and requirements please see our Submittal Requirements page or email us at plancheck@cityoftracy.org.
Please see our Review Time Frame Handout for our expected review time.
Submittals after the 3rd review and all Revisions are charged at an hourly rate with a 1/2-hour minimum. For rates & fees, please see our Master Fee Schedule.
The City of Tracy permit review time frame for the 1st submittal is a turnaround time of 20 City working days. If you want your project reviewed faster than 20 days, we offer an Expedited Plan Review.
An expedited plan review may be available for an additional fee. Fees will vary depending on the complexity of the project and how quickly the project is needed. Outside consultants are used by the City for expedited reviews.
The applicant must negotiate turnaround times and fees directly with the consultant. The applicant is still responsible for the City’s building fees. The applicant must inform the City which consultant they choose to use, and the timeframes agreed upon by emailing plancheck@cityoftracy.org at the time of submittal. The City will then email plans and all documents directly to the consultant chosen.
For Commercial Projects ONLY:
The applicant must also contact South San Joaquin County Fire Authority to verify if they can expedite your review. There is an additional fee for an Expedited Fire Review as well.
Please contact them at (209) 831-6707 or via email at fire.plancheck@sjcfire.org. The City will email plans and all documents directly to the Fire Department for review.
A Building Expedited Review does not guarantee a Fire Expedited Review. The applicant must inform the City that the Fire Department has agreed to an expedited review as well and the timeframes agreed upon by emailing plancheck@cityoftracy.org at the time of submittal.
Submittals after the 3rd review and all Revisions are charged at an hourly rate with a 1/2-hour minimum. For rates & fees, please see our Master Fee Schedule.
For more information regarding expedited plan review options, please contact our Building Safety Division at (209) 831-6400 or email plancheck@cityoftracy.org. You can also review our Expedited Plan Review Procedures handout.
